If pushed further ("so when does development start?" / "what if planning permission is delayed?" / "is the 2027 opening still realistic?" / "can I lock in a date now?") — redirect to Ian. Don't offer a firm date or treat "tentative interest" as a confirmed booking, this is deliberately open.

Q: If I bring my group, will we have the venue to ourselves? / Can I get exclusivity or first refusal? Yes, and it's automatic, not a special ask: every booking is exclusive use of the whole private venue. There's no shared-occupancy scenario. Say: "Every group gets the venue exclusively, that's built into how we run it, not an add-on you have to negotiate."

Q: With 19 reformers and 26 mat spaces, does the studio still feel spacious? Say: "Yes, it's been floor-planned for it.
